Compliance letters are issued by the Town of Whitby to confirm the current status of a property. These letters are often requested by lawyers, in advance of a property being transferred to a new owner.

Compliance letters provide applicants with information about the following:
- Open or outstanding building permits affecting a property
- Approved pool enclosure permits
- Approved Additional Dwelling Unit (ADU)/Accessory Apartment registrations
- Outstanding notices/orders issued against a property
- Confirmation of the zoning category
- Minor variances granted for a property
- The heritage status of a property (Only if requested)
- Status of agreements registered on the title of a property (Only if requested)
Application Process
To submit an application for a compliance letter, complete the Online Compliance Letter Application:
- Residential: Payment in the amount of $174.02 (tax included) made payable to the Town of Whitby
- Commercial & any other zoning: Payment in the amount of $259.90 (tax included) made payable to the Town of Whitby

For all matters related to easements, roads, frontage information, lot coverage, and setbacks please conduct a title search of the property and review the Town’s Zoning By-laws to determine compliance. The Town of Whitby does not provide compliance letters for these matters.
